looking for good inmobiliaria in Bogota to rent out my place

I'm fed up with the guys that are in charge of our apartment in Bogota. I have a dark blue suspicion they take advantage of the foreigner who is abroad. I get a different amount into my account every month even though it's the same guy who lives there and pays the same monthly rental fee. Some months i don't even get any money at all! The agency doesn't send me receipts or breakdowns of any kind.

So: who knows a inmobiliaria that i can sort of trust in the Bogota area?

Thanks!!

I don´t know clearly what you want, but to avoid inmobiliarias, owner just put the property into an insurance company, they will interview the future tenants and approve only the ones who they think will not fall behind in payments, and if they do, the insurance company will take care. You paid one yearly fare.

The insurance company is Agricola de Seguros on carrera 11 and 92.

Inmobiliaria´s are a PIA, for people wanting to rent, and then wanting to leave. Inmobiliaria Bogotá is one example.

what you have to kinow to choose a good real estate company.

1. that companies make you pay an valorization fee. Only to know how much is the value of your property and stablish a rent price. But You can know it knowing Metrocuadrado.com tables and prices.

2. You have to pay classifieds to put in internet and in a newspaper and some signs to put it in your property. (about $300.000) It doesn't mean tenants or this work.

3. Per mont the real estate comapy make you pay a percentage agreed when you start to rent the property.

4. You have to pay some insurrance from utilities and property, but insurrance dont give you the 100% of damage only a 70% of real vale of damage, discounting the time of usage.

If you have a deal with a real estate company it doesn't meean tenats. For tenants they have to pay for formularies and credit studies, that have a value, (about $15.000 per form and avobe $100.000 per credit study) It doesnt mean that tenant that wants to rent can rent it.

Some real estate companies works or make a living from landlords valorizataion fees, classifieds fees. From tenants they make a living for selling formularies and making credit studies. But at least it doesn't meen that they do what you want. Rent or search a property for you.

They rent properties going to secure things, they don't work with not reliable properties for them, they don't rent it. only sell formularies for that properties, this true is sad for both sides of renting bussines.

I'm aware of the insurance and the forms involved. The people renting my place have been through this and have been approved. They pay rent every month but I don't get my money! right now the agency takes 8% and charges an additional 3% for the insurance which is fine with me. However, I only get about half at the end of every month, if any at all!

With the insurance company you get the money directly in your bank from the tenant, no inmobiliaria charges.
